As you can see, the current active properties average list price and average days on market are significantly higher than those properties that are under contract or have sold. This may be an indication that some of the active homes are perceived by buyers to be overpriced or it could simply be that the buyer pool in this price range is much smaller right now. Pricing homes right from the start is essential to maximizing your selling strategy and obtaining top dollar for your home. The longer a home sits on the market, the more likely a buyer is going to assume a seller is willing to negotiate below the list price.

🗳️ MO Court Rules on St. Louis County Prop B

The Missouri Supreme Court has ruled that Proposition B will remain on the April ballot in St. Louis County. The court rejected a challenge from County Counselor Dana Redwing. If approved by voters, Prop B would allow five of seven county council members to remove department heads, creating a new check on executive branch authority.

🔥 Vacant Home Burns in Chesterfield

Firefighters from multiple agencies responded to a vacant house fire in Chesterfield Wednesday afternoon. The Greenleaf Valley Drive home was fully engulfed when crews arrived, with thick black smoke appearing on weather radar. Winter conditions created significant difficulties as equipment froze and the steep driveway became iced over. Crews continue working to secure utilities after the house collapsed.

🐾 County Shelter Restarts Volunteer Program

St. Louis County's animal shelter in Olivette will restart its volunteer program. County Executive Sam Page announced the change during last week's County Council meeting, though some volunteers express concern about the timing of the transition. The health department states it will maintain adequate staffing.

🍀 Shamrock Run Set for March 15

The Chesterfield annual Shamrock Run is coming up on March 15th at the Valley Athletic Complex. The event includes 5K and 10K races for adults and a separate fun run for children. Learn more / register to participate here.

⚡ Ameren Announces Updated Energy Plan

Last week Ameren Missouri revealed an updated resource plan. The strategy includes adding 1.8 gigawatts of capacity by 2030 through natural gas, renewable energy, battery storage, and nuclear power. Company officials noted increasing demand from businesses and manufacturers, and believe the plan will enhance grid reliability while potentially bringing new jobs to the region.

🔄 Regional Development Progress Report

Five economic development organizations are actively working to bring new business to the St. Louis region. At a recent panel discussion, leaders explained that while they have many prospects, challenges include finding large land parcels and sufficient electricity for major projects. Recent wins include Procter & Gamble's $180 million expansion in north St. Louis. Several expressed hope that Governor Kehoe's St. Louis roots might benefit regional development.

School District Highlights

🔬 Parkway's STEM Fest This Weekend!

Parkway's biggest STEM event happens this Saturday. Southwest Middle School will host the free family festival February 22nd from 10am to 2pm, featuring hands-on science activities suitable for all ages.

🚶 Open House Tonight (Thursday) for New City Paths

The future of Chesterfield's transportation network will be on display tonight. From 4-7pm at City Hall, residents can review the city's updated plan for walking, biking, and rolling infrastructure. The project focuses on accessibility for all ages and abilities, with potential benefits for public health and local businesses. The formal presentation will begin at 5pm.

👮 Chesterfield Officers Honored For Heroism

The Chesterfield Police Department recently held an awards ceremony for exceptional service. Chief Cheryl Funkhouser presented certificates to officers who apprehended a neighborhood voyeur and a dangerous driver. Another officer received a Life Saving Award for administering Narcan to an overdose victim, while Detective Muench was recognized for 30 years of service.

🌧️ Creve Coeur Addresses Flooding Issues

Creve Coeur residents experiencing flooding will soon see improvements as the city takes action on stormwater issues. The City Council unanimously approved an additional $51,692 for Trekk Design LLC to implement solutions in three neighborhoods. The engineering firm will address problems on Mason Forest Drive, Fernpark Drive, and Bellington Lane.

🏡 Ashleigh Grove Development Moves Forward

The previously stalled Ashleigh Grove subdivision in Wildwood is moving forward again. Developer Cypress Real Estate LLC is seeking reapproval for their 12-lot development on Center Avenue after missing the deadline for submitting their site plan. Changes include a locked emergency gate instead of a T-turnaround, addressing local traffic concerns.
